Job Description:              Multifamily Construction Inspector

Construction and building inspectors examine buildings, highways and streets, sewer and water systems, dams, bridges, and other structures. The Multifamily Construction Inspector (MF CI) will report directly to the Contract Manager or Alternate Contract Manger and provide services only as assigned by the Contract Manager within the timeframe required. Once a project is assigned by Interstate Professional Group (IPG) the Inspector will ensure that the construction, alteration, or repair complies with building codes and ordinances, zoning regulations, and contract specifications. Building codes and standards are the primary means by which building construction is regulated in theUnited States for the health and safety of the general public.

The MF CI will have knowledge of National model building and construction codes which are published by the International Code Council (ICC), although many localities have additional ordinances and codes that modify or add to the National model codes. In order to monitor compliance with regulations, inspectors make an initial inspection during the first phase of construction and follow up with further inspections throughout the construction project as assigned by the IPG Contract Manager. IPG performs inspections throughout the United States, therefore in areas where certain types of severe weather or natural disasters such as earthquakes or hurricanes are more common, inspectors will monitor compliance with additional safety regulations designed to protect structures and occupants during those events. The IPG MF CI will have knowledge of the overall construction project from the beginning through closing and warranty regulations.  This knowledge includes but is not limited to inspection of the structural quality and general safety of buildings, structural steel or reinforced-concrete structures evaluation and determination of whether the plans for the building or other structure comply with building codes and whether they are suited to the engineering and environmental demands of the building site. To inspect the condition of the soil and the positioning and depth of the footings, inspector will visit the worksite before the foundation is poured. Later return to the site to inspect the foundation after it has been completed. The size and type of structure, as well as the rate at which it proceeds toward completion and determine the number of other site visits they must make. Upon completion of the project, the inspector will make a final, comprehensive inspection if requested by the Contract Manager. In addition to structural characteristics, a primary responsibility is fire safety. The MF CI will have the knowledge and ability to inspect structures, fire sprinklers, alarms, smoke control systems, and fire exits. Inspectors assess the type of construction, contents of the building, adequacy of fire protection equipment, and risks posed by adjoining buildings.

IPG has the authority to assign or reassign Inspectors as needed based on the scope of work.  Therefore, in addition to the above skill set, the Inspector may be required to examine the installation of electrical systems and equipment to ensure that they function properly and comply with electrical codes and standards. They  will visit worksites to inspect new and existing sound and security systems, wiring, lighting, motors, and generating equipment as well as perform and inspect the installation of the electrical wiring for heating and air-conditioning systems, appliances, and other components. Other responsibilities may include Elevator inspection; examine lifting and conveying devices such as elevators, escalators, moving sidewalks, lifts and hoists, inclined railways, ski lifts, and amusement rides.

MF CI will report critical information to the Contract Manager, Alternate Contract Manager or IPG Staff when they discover a violation of a code, ordinance or something that does not comply with the contract specifications or approved plans. All Inspectors will have knowledge of the U.S. Department of Housing and Urban Development policies, procedures and regulations as it relates to the HUD guidelines.

Job Description:                        Single Family Property Inspector

The Single Family (SF) Property Inspector will report directly to the Contract Manager or Project Manger and provide services only as assigned by the Contract Manager within the timeframe required.

Single Family Property Inspectors will conduct inspections of newly built or previously owned homes, condominiums, town homes, manufactured homes, apartments, and at times commercial buildings on properties assigned by the Contract Manager or IPG professional staff; and complete the inspection before the timeframe required.

The SF Inspector will inspect and report on the condition of a home’s systems, components, and structure utilizing electronic transmissions to transfer all data to the IPG office personnel.  Responsibilities include, but are not limited to reporting of building code violations as well as documenting safety, hazard and health conditions within a 24 hour period.

Requested but not required, Inspectors will have combine knowledge of multiple specialties. Therefore, in addition to examining structural quality, the inspector will inspect all home systems and features, including roofing as well as the exterior, attached garage or carport, foundation, interior, plumbing, and electrical, heating, and cooling systems. Although a licensees professional may be assigned in rare circumstances, the inspector will have the ability and knowledge to inspect the installation of the mechanical components of commercial kitchen appliances, heating and air-conditioning equipment, gasoline and butane tanks, gas and oil piping, and gas-fired and oil-fired appliances. Some cases may involve boilers or ventilating equipment as well.

Responsibilities include the examination of plumbing systems including private disposal systems, water supply and distribution systems, plumbing fixtures, traps, drain, waste, and vent lines.

Inspectors are requires to have access to a computer and be knowledgeable of how to transmit reports and pictures to the IPG office.

Due to strict deadlines, Inspectors may have a varied work schedule, at times working evenings and weekends until the inspection is completed and transmitted with minimum errors or corrections needed.

The Contract Manager will hire, train and oversee Inspectors and office support staff in accordance with contract regulations, participate in pre-construction contract meetings as well as any mandatory meetings required by the U.S. Department of Housing and Urban Development.

Knowledge and skill set will include all phases of multifamily construction and single family property inspections for proper supervision of inspectors.

The Alternate Contract Manager will report directly to the Multifamily Construction Inspector Contract Manager of Interstate Professional Group Inc. and is available for the same responsibilities as a backup contract manager position.

The MF CI Alternate Contract Manager will plan, direct, coordinate, and / or budget, usually through subordinate supervisory personnel, activities concerned with the implementation and execution of specific contracts awarded to Interstate Professional Group Inc.  Responsibilities include, but are not limited to supervision of Alternate Contract Manager, IPG staff and Inspectors.

The Alternate Contract Manager will hire, train and oversee Inspectors and office support staff in accordance with contract regulations, participate in pre-construction contract meetings as well as any mandatory meetings required by the U.S. Department of Housing and Urban Development.

Job Description:                                  Accounting / Bookkeeping

The Accounting / bookkeeping position will report directly to the Owner / President / CEO of Interstate Professional Group Inc.

This position uses knowledge of double entry bookkeeping in performing one or more of the following:  posting actions to journals, identifying subsidiary accounts affected, making debit and credit entries, and assigning proper codes.  The Accountant / Bookkeeper may review computer printouts against manually maintained journals, detect and correct erroneous postings, and prepare documents to adjust accounting classifications and other data, or review lists of transactions rejected by an automated system.  In this instance, the Accounting Clerk / Bookkeeper will determine reasons for rejections, and prepare necessary correcting material.  On routine assignments, an employee will select and apply established procedures and techniques.  Detailed instructions are provided for difficult or unusual assignments.  Completed work and methods used, are reviewed for technical accuracy.

The Administrative Assistant position will report directly to the Project Contract Manager of Interstate Professional Group Inc.

In addition to general office duties including (filing, taking phone calls, scheduling appointment / making travel arrangements) this position will provide administrative support to executive staff with office management responsibilities to include quality control of reports generated by multifamily and single family inspectors, proof read documents for grammatical errors and make corrections, request personnel records and prepare invoices for payment.  The Administrative Assistant may be required to work independently on projects requiring research and preparation of briefing charts and other presentation materials.

The Quality Control Manager position will report directly to the Contract Manager of Interstate Professional Group Inc.

The QC Manager is responsible for the oversight, accuracy and timely delivery of electronic transmittal reports from Inspectors and on-sight staff.

Job Description:                        IT Specialist / Computer Operator

The Information Specialist / Computer Operator position will report directly to the President/CEO of Interstate Professional Group Inc.

This position processes a range of scheduled routines.  In addition to operating the system and resolving common error conditions, the IT Specialist diagnoses and acts on machine stoppage and error conditions not fully covered by existing procedures and guidelines (e.g., resetting switches and other controls or making mechanical adjustments to maintain or restore equipment operations).  In response to computer output instructions or error conditions, the IT Specialist may deviate from standard procedures if standard procedures do not provide a solution and refers problems which do not respond to corrective procedures to a person of supervisory or higher individual contributor level.

Job Description:                                            Engineer

Plan and oversee the building of highways, buildings, bridges, dams, wastewater treatment systems, and other structures and do related research. Estimate construction costs and specify materials to be used, and may even prepare drawings or perform land-surveying duties from time to time. If necessary, have the ability to set up and monitor instruments used to study traffic conditions. Design and supervise the construction of roads, buildings, airports, tunnels, dams, bridges, and water supply and sewage systems. They must consider many factors in the design process, from the construction costs and expected lifetime of a project to government regulations and potential environmental hazards such as earthquakes and hurricanes. Civil engineering, considered one of the oldest engineering disciplines, encompasses many specialties including structural, water resources, construction, environmental, transportation, and geotechnical engineering. Have experience in supervisory or administrative positions, from supervisor of a construction site to city engineer.

Job Description:                                            Architect

Create the overall aesthetic and look of buildings and other structures. Buildings also must be functional, safe, and economical and must suit the needs of the people who use them.

This individual may be involved in all phases of a construction project, from the initial discussion with the client through the entire construction process.  Their duties require specific skills designing, engineering, managing, supervising, and communicating with clients and builders. Architects spend a great deal of time explaining their ideas to clients, construction contractors, and others. Successful architects must be able to communicate their unique vision persuasively.

In some cases, architect will provide various pre-design services: conducting feasibility and environmental impact studies, selecting a site, preparing cost analysis and land-use studies, or specifying the requirements the design must meet. For example, they may determine space requirements by researching the numbers and types of potential users of a building. The architect then prepares drawings and a report presenting ideas for the client to review.

Develop final construction plans that show the buildings appearance and details for its construction. Accompanying these plans are drawings of the structural system; air-conditioning, heating, and ventilating systems; electrical systems; communications systems; plumbing; and, possibly, site and landscape plans. The plans also specify the building materials and, in some cases, the interior furnishings. In developing designs, follow building codes, zoning laws, fire regulations, and other ordinances, such as those requiring easy access by people who are disabled. Computer-aided design and drafting (CADD) and Building Information Modeling (BIM) technology has replaced traditional paper and pencil as the most common method for creating design and construction drawings. Continual revision of plans on the basis of client needs and budget constraints is often necessary.

May also assist clients in obtaining construction bids, selecting contractors, and negotiating construction contracts. As construction proceeds, they may visit building sites to make sure that contractors follow the design, adhere to the schedule, use the specified materials, and meet work quality standards. The job is not complete until all construction is finished, required tests are conducted, and construction costs are paid. May at times provide post-construction services, such as facilities management. Advise on energy efficiency measures, evaluate how well the building design adapts to the needs of occupants, and make necessary improvements.

Often working with engineers, urban planners, interior designers, landscape architects, and other professionals, architects in fact spend a great deal of their time coordinating information from, and the work of, other professionals engaged in the same project.

May be involved in the design of a wide variety of buildings, such as office and apartment buildings, schools, churches, factories, hospitals, houses, and airport terminals. They also design complexes such as urban centers, college campuses, industrial parks, and entire communities.

Using a variety of hand and power tools, such as vacuums and scrapers, these workers remove the asbestos and lead from surfaces. A typical residential lead abatement project involves the use of a chemical to strip the lead-based paint from the walls of the home. Lead abatement workers will apply the compound with a putty knife and allow it to dry. Have the ability and skill to scrape the hazardous material into an impregnable container for transport and storage. Will also use sandblasters and high-pressure water sprayers to remove lead from large structures. The vacuums utilized by asbestos abatement workers will have special, highly efficient filters designed to trap the asbestos, which later is disposed of or stored. During the abatement, special monitors measure the amount of asbestos and lead in the air, to protect the workers; in addition, lead abatement workers are required to wear a personal air monitor that indicates the amount of lead to which a worker has been exposed. Workers also will use monitoring devices to identify the asbestos, lead, and other materials that need to be removed from the surfaces of walls and structures.
